Despite a for-sale sign sitting blatantly in the front yard, officials say a 10th Street Atlantic General Hospital medical office is not going anywhere.

Last month, according to an online listing, the Atlantic ImmediCare at Townsend Medical Center at 1001 Philadelphia Ave. officially went on the market for a cool $3.4 million.

However, as the owner of the building searches for a buyer, the tenant, Atlantic General Hospital, is locked into a longterm lease.

Kim Justice, the vice president of planning and operations and interim CEO of AGH, said Wednesday that the medical facility is operating under a 12-year lease, which any new owner would be required to honor.

According to the Maryland Department of Assessments and Taxation, the current owner of the property is Townsend Family LLC. The listing shows that the company has a local Berlin address and lists John Rayne Townsend of Ocean City as its resident agent.

However Townsend said in an email Friday that he is not the resident agent, but the general manager of the property, and lives in Texas. A Texas mailing address is associated with the company within the property's listing on the state website.

The medical facility provides urgent care and emergency services. Physicians take walk-ins in-person and also offer video visit services.

This story appears in the print version of the Ocean City Today on Oct. 8.
