(June 19, 2020) The Worcester County Commissioners approved Shady Side Village for residential planned community status during a public hearing on Tuesday.
The development will be located on the south side of Old Bridge Road and west of Greenridge Lane in West Ocean City. The 4.82-acre site will contain 37 residential units.
Shady Side Village received a favorable recommendation from the county planning commission on March 5.
Attorney Hugh Cropper said this would be a redevelopment of the property.
“In keeping with the concerns of the RPC [residential planned community], there is one point of access,” Cropper said. “It’s great traffic flow.”
He added that the residential planned community would be consistent with the neighborhood. The property is zoned R-4 general residential.
“With neighboring properties, you have a motel, the trailer park and you got C-2 general business across the road,” Cropper said.
There are currently 28 sewer equivalent dwelling units from the West Ocean City Sanitary Service Area for this property and nine additional units will need to be purchased or transferred to the property.
